The New York City School Construction Authority (NYCSCA) builds and renovates public schools throughout all of the boroughs. We believe that schools should be efficiently designed and constructed; they should be safe, attractive and environmentally sound. The SCA’s responsibilities span the life of each project (new schools, additions, and capital improvements to existing schools) from planning, real estate, budgeting, scoping, and designing, to construction completion.
MUST HAVE REAL ESTATE AND LAND USE EXPERIENCE
We have an excellent opportunity for a Senior Attorney who will report to the Senior Director and Senior Attorney of Real Estate and is responsible for providing legal guidance and recommendations on legal strategies, problems and issues facing the various divisions of the Authority particularly as it relates to real property transaction, developer deals, leasing and other land use actions.
In this role, you will be responsible for negotiating contracts for acquisition of real property, condominiums, condominium leaseholds, lease terms and conditions; drafting leases and assignments of leases; negotiating SNDAs; preparing easements, ZLDAs, property exhibit review and approval as well as coordinating with Real Estate Services staff, the Legal Department, Construction Management staff, and Architecture & Engineering teams with respect to matters relating to the design and construction of lease build-outs. Report to Executive Staff on Capital projects, and interdepartmental coordination schedules. Providing legal advice to Real Estate Services staff, Landlord-Tenant Relations staff, the New York City Department of Education; and SCA senior management regarding all real estate matters; Negotiating and drafting license agreements, letters of intent, memoranda of understanding, easements, ZLDAs, restrictive declarations and other real estate related documents; Conducting legal research with respect to legal issues and other matters pertinent to the SCA's real estate and leasing program, business operations, and construction program. Provide general legal support to the Authority as required. Must possess leadership skills.
Qualifications: Requires a Juris Doctor degree from an accredited law school, a license to practice law in New York and six years of full time experience; four years must be in the areas of construction, contracts, real estate, housing, environmental laws or related fields.
Preferred Qualifications: Juris Doctor degree from an accredited law school; a license to practice law in New York State; and at least four (4) years of full-time, post-bar admission, diverse legal experience in a law firm, corporate legal department, and/or government agency handling real estate matters; and other contractual issues; and general business matters. Excellent written and oral communication skills; problem solving and interpersonal skills; negotiation and drafting skills; and the ability to handle multiple projects and achieve results within expedited timeframes are required. Must Have Real Estate Experience, Land Use Experience preferred.
