A full-service law firm with multiple offices throughout Florida is looking for a commercial real estate attorney specializing in leasing to join its team in the Ft. Lauderdale office. The candidate must be admitted to practice law with current law firm experience, having 2-5 years’ leasing experience.
The attorney will ideally have experience and proficiencies as follows:
Commercial or retail leasing experience relating to shopping centers, single tenant triple net lease properties, mixed-use development projects, and malls, including reviewing, drafting and negotiating commercial shopping center leases, sale/leaseback agreements, and build to suit leases.
Office and industrial leasing experience, including office buildings and warehouse or distribution buildings.
Lease amendments, memoranda of leases, subordination non-disturbance and attornment agreements, agreements to assign lease, subleases, guaranty agreements, restrictive covenants and other lease-related
Permitted and exclusive use restrictions.
Strong drafting, communication skills and attention to detail.
Desire to further develop or complement leasing skills and commitment to tenant representation.
Tenant representation and representation of big-box national or regional retail, restaurant, movie theater or service tenants is a plus.
Broad-based commercial real estate experience is also a plus, including experience with respect to:
Negotiating purchase and sale agreements, including purchase and sale of commercial shopping centers and the purchase and sale of single tenant triple net lease properties located in different states throughout the United States.
Representation of buyers and sellers of real estate as part of asset or stock purchase agreements.
Experience negotiating loan documents, including the finance and refinance of commercial shopping centers, single tenant triple net lease properties, and portfolio financing which involve multiple single tenant triple net lease properties located in different states.
Negotiating construction contracts, including AIA construction contracts.
Review and analysis of title insurance and survey.
